MHADA flats lottery May 2012


The Mumbai Housing and Area Development Board (MHADA) and the Konkan Housing and Area Development Board (a regional unit of MHADA) is having a sale by lottery of 867 tenements in Mumbai and 1726 tenements at Mira Road under the Konkan Board. Important Dates
  • Online applications begin on: 03/05/2012. Time: 2p.m. (online applications before this time will not be considered for the lottery draw).
  • Online applications will continue till: 23/05/2012. Time: 6p.m. (online applications after this time will not be considered for the lottery draw).
  • Date for acceptance of online applications: 03/05/2012 to 24/05/2012

Note: The Mira Road tenements come under Konkan Housing Board and hence you need to click on the apply button given next to this Board at the MHADA website. 

Eligibility Criteria for MHADA flats May 2012 Lottery
1. Applicant should be above 18years of age.

2. For Mumbai Board applicants: You and your spouse or your minor children should not own a house or flat or residential plot of land or hold it on hire purchase basis or on rental basis from MHADA or any house/flat/residential plot of land or membership of any registered or proposed co-operative housing society in your name in the jurisdiction of the Municipal Corporation of Greater Mumbai.

3. For Konkan Board applicants: You and your spouse or your minor children should not own a house or flat or residential plot of land or hold it on hire purchase basis or on rental basis from MHADA or any house/flat/residential plot of land or membership of any registered or proposed co-operative housing society in your name in the jurisdiction of the Mira-Bhayander Municipal Corporation.

4. You should submit a Domicile Certificate as proof that you have had 15 years continuous stay in the limits of Maharashtra State in the last 20 years (this rule is exempt for reservation category of Central Govt. employees)

5. Income groups criteria for MHADA flats May 2012 Lottery
Average monthly income of family (basic+D.A.+Bonus) is as per these categories:
(a) Economically Weaker Section (EWS): up to Rs.8,000/-
(b) Lower Income Group (LIG): Rs.8,001 to Rs.20,000/-
(c) Middle Income Group (MIG): Rs.20,001/- to Rs.40,000/-
(d) Higher Income Group (HIG): Rs.40,001/- and above

6. You must have a unique Bank account number at the time of making the application. You cannot use another person’s Bank account number, as such an application will be rejected.

7. You can make only one application in one reservation category in same code number. If more than one application is made, then it will be rejected before the lottery takes place.

    1. No, that is not possible. If your salary slip shows like that, then it is possible.

  4. PSK, no of course not. If you are in the high income group you definitely cannot apply for a middle income group home. Remember that you will have to mention your income when you fill in the form & probably will have to show some proof later if asked for.

  11. Rohan, I don't think a fellowship = income. A fellowship is something which is awarded & is a monetary award. It is not something you are earning through a job or self-employed venture. An income means a monetary amount which you get for working for somebody or for your own self (own business). You can clarify from the helpline nos. or consult a Tax professional/C.A. if a fellowship is considered to be part of income.

  14. I am in Mumbai from 1 year for job, residing on rent. From birth I am in Maharashtra. Hence my all documents are with the adress of my native from Solapur. I have electricity bill of my rent room & payslip of company & saving account from ICICI, Mumabi. Can I apply with nationality from my native?

  15. For point #4. You should submit a Domicile Certificate as proof that you have had 15 years continuous stay in the limits of Maharashtra State in the last 20 years
    I have one query, when this needs to be submitted? only after you are alloted the home.

    1. Please read the "Declaration" at Sr.No.14 in the online application form. There it is clearly stated in the last paragraph: "That I will produce to the department within the prescribed time limit the requisite prescribed documents e.g. Certificate of age/certificate of income/affidavit, Domicile certificate of stay in Maharashtra State, Certificate of caste or other reserved categories and such other documents as may be found necessary from the appropriate competent Authority as and when called for to do so, for determination of my eligibility"

      ~ that is why you should read every bit of the online application form BEFORE you check mark the box "I Agree" at the end!

    1. What are the sizes of the homes (sq. Feets) which would be available under diff categories (LIG, MIG, etc).

    2. When will the possession take place.

      3. You can apply ONLY online. You have to then take the acknowledgement receipt to the AXIS Bank branch. Please refer to my post:

    once the flat is allocated, can the remaining amount be paid in installments ? can one pay thru emi or take a loan or one has to pay the whole amount at one go ?

    1. What MHADA states is "Applicant cannot apply more than one application in one reservation category in same code number. If so found, such all applications will be summarily rejected before lottery"
      - So I suppose it means that if it is DIFFERENT CODE NUMBER in same reservation category (in your case HIG) you can apply perhaps. It is best to confirm this at the helpline nos otherwise needlessly all your applications will get rejected.

    1. As long as you or your spouse/minor children (if this is applicable to you) do not own a flat then you can apply. Please see the eligibility criteria mentioned and check it out too at the MHADA website.

  22. My salary from Apr 2011 to Dec 2011 was Rs.22,000/month and from Jan 2012 till date it is Rs.42,000/month so do I come under HIG or MIG as my average comes under 40000 though now I am earning Rs.42,000/month.Please respond. Thanks you.

You can apply if you fulfil this criteria: You should submit a Domicile Certificate as proof that you have had 15 years continuous stay in the limits of Maharashtra State in the last 20 years (this rule is exempt for reservation category of Central Govt. employees). If after marriage you were no longer staying in Maharashtra then the "15 years continuous stay in the last 20 years" criteria will not be fulfilled by you since after 2000 you have shifted out of the State. So that means for the last 12 years you have not stayed in Maharashtra at all.

    I have heard that the income group is based on (Basic+DA+bonus) and not the whole gross salary . The salary is usually divided into many other component like personal allowance , ex gratia , hra , medical reimbursement etc .Please clarify this doubt ?

    1. No. Your uncle cannot apply since he already owns a flat. Please see the criteria no.1 given above in the post, which states:-

    1. Hira, you cannot get the form from the MHADA office or anywher else. The application form is available only online and must be submitted only online. This is the link:
      https://lottery.mhada.gov.in/OnlineApplication/index.jsp
      In the top right hand side you will see the option for 'English'. Click on that. Then you will see the following sections: Apply for lottery, View application, accepted application, lottery result, information booklet.
      So to apply you just have to click on 'Apply for Lottery' which is this link:
      https://lottery.mhada.gov.in/OnlineApplication/mhadaApplication.do
      Here, you will see the lottery for Mumbai Board and Konkan Board [this will be for Mira Road homes] and the 'apply' button-link on the extreme right side. Click on whichever you wish to apply for.

  28. Hi, My mother wish to apply for this lottery. But she does not have a proper income. She stays with my father (who is also retired) She gets her pension and we three brothers send them money. Will that be considered as their income. She has all the other documents clear. IS she eligible?

    1. I did not see any option for retired people/no income in the application form. What I think your mother can do is in the box for 10.1 'Details of Service" write homemaker & retired spouse and put in "0" for 11.1, 11.2 and 11.3. However, I am not sure of this. It could be that her pension can be considered as income + even your father must be getting similar pension? You could clarify this directly from the MHADA officials at the helpline nos. I have given and also consult a Chartered Accountant about what exactly is construed as income. Also, I doubt the money you and your brothers send your parents can be considered as their income. That is your income sent to them. Your mother should be eligible even if she does not have her own income.

  29. I'm an artist but not working currently due to a physical condition. I'm single & I don't own any house or property. I also haven't been working for sometime now so technically don't fall under any particular income group. But I was wondering if I could apply for a HIG flat outright ?

    1. Hi SM, "haven't been working sometime now" refers to how long exactly? What MHADA is asking for is details of financial year from 01-04-2011 to 31-03-2012. They state: the average monthly income is worked out on the basis of your total income during the financial year from 01-04-2011 to 31-03-2012, divided by 12.

    My wife is an domicile of Mumbai while I have been staying in Mumbai for last 12 years. My wife is an house wife so technically she has no income while I fall in HIG. I or my wife own no property in Mumbai.
    Can I apply in name of my wife? Second if we do get a flat alloted can we have an flat in my wife's name but loan on my income?

    1. Either you or your wife should have had 15 years continuous stay in the limits of Maharashtra State in the last 20 years (this rule is exempt for reservation category of Central Govt. employees). So if your wife fulfils this criteria, you can apply.

      No idea about loans.

Can you please tell/suggest me the link from where I can see the eligibility conditions in detail as there is not link available on MHADA.       2. The link to the information booklet at the MHADA website is not working. I got all the details from the MHADA advt. published in the Hindustan Times. Please call up the helpline nos. and let them know that the link at their site is not working so how exactly are applicants supposed to know the eligibility criteria?!

    We do not hold any property in the Mumbai/Konkan region and we wanna apply for an HIG flat @ Powai. Our total family income is approx. 87,000/month (Mine- 41,000, Brother - 40,000, Father - 6,000 thru pension, he is an Ex-Navy)

    Request your guidance on the following scenarios :

    1) The salary mentioned above is inclusive of HRA+Travel Allo., which means that individually salary amounts to less then 40,001. In such a situation can me or my brother apply for an HIG flat as a primary applicant and a co-applicant vice-versa, also considering the fact that the family income is 87,000/month.

    2) Can my father apply under Ex-Serv. quota for an HIG flat, considering the fact his pension is 6,000 and the family income is 87,000/month.

    3)As I have mentioned earlier that the salary mentioned Rs.41000/- above is inclusive of HRA+Travel Allowance, which means that salary amounts to less then 40,001. In such a situation can I apply for an HIG flat considering the fact that the family income is 87,000/month.

    4) In case if I do not meet the HIG criteria, then can I apply for 2 different schemes under MIG.

    1. 1. From what I can understand as per the criteria, it is not individual salary alone that is considered but the average monthly income of family. This means all your salaries collectively should be considered, in which case you do come in the HIG bracket whether it is you, your brother or your father who is the applicant.

      2. Yes, your father can apply under the ex-servicemen quota (provided of course by Navy you mean Indian Navy & not some foreign navy). There are 3 tenements at Powaii reserved for ex-servicemen and their dependents (as per info. given in advt. from which I have taken the details). It is up to you to decide of course in whose name you wish to apply.

      Do confirm from the helpline nos. to clear your doubts since I am neither a MHADA official nor some financial expert!
